Depending on the final specification, the project may include zoned VRV/VRF air conditioning, controlled filtered fresh air with humidity management, intelligent lighting and climate control, leak sensors with automatic water shut-off, consumption monitoring and electrical preparation for solar panels and battery storage.

Pool and water supply. To reduce operating costs, variable-speed pumps, automatic dosing and remote monitoring of key parameters may be used. Water supply is designed with storage, filtration, pressure control and equipment access so maintenance does not require opening finished surfaces.

Quality, schedule and cost. Work is carried out in stages with inspection of concealed structures and engineering systems. The programme depends on the approved specification, deliveries and construction stage. Material or equipment changes are assessed by price, lead time, service life and future maintenance cost together.

The stated project price at the current construction stage is THB 80,000,000. Payment terms and schedule are agreed by stage; the current price, included equipment, finishes and completion status are confirmed before reservation.

A land plot of 630 m² is included in the project. Before any transaction, a licensed Thai lawyer individually reviews the legal status of the land and building, lawful purchase or use options available to the buyer, registration fees and taxes.
