Selecting land in Koh Samui starts not with a view photograph, but with checking documents, access and the site’s real characteristics. Two plots with the same area and price can differ dramatically in construction budget and schedule because of slope, soil, retaining walls, drainage, distance to utilities and planning restrictions.
Our role is to compare options not only by price per square metre, but by the full cost of preparing the site and delivering the future project.
We source sites for private villas, small residential developments and commercial property across the island. We arrange viewings, collect initial documents, record coordinates and access, assess sun and wind orientation, neighbouring development and whether a building can be positioned without excessive earthworks.
For a promising site, we prepare a preliminary technical assessment covering the possible building footprint, retaining structures, stormwater drainage, construction access, electrical capacity, water supply and an indicative site-preparation period.
Legal ownership and use of land in Thailand depend on the buyer’s nationality, the land-title type and the terms of the specific transaction. We support only lawful forms of acquisition, lease and property use.
Independent legal due diligence and registration are handled by licensed Thai lawyers. They review title, ownership history, encumbrances, registered easements, the seller’s authority and applicable restrictions. A technical site assessment complements, but does not replace, legal advice.
The full cost of the site. A low land price may be offset by high costs for clearing, soil removal, retaining walls, a long access road, transformer, borehole or pumping station. Before making a decision, the land price should be compared with the budget required to make construction genuinely possible.
Preparation period. The final programme is affected by document review, design, permits, geology and topography, access works, utility relocation and the rainy season. A site ready for machinery and connections can reduce the preparation period more effectively than trying to accelerate the building works themselves.
Topography and water. On hillside sites, it is important to understand surface-water flow, slope stability and where rainwater can be discharged. On low-lying land, road levels, flood risk and the need to raise the site are assessed. Drainage and retaining structures should be part of the project, not unexpected work discovered after purchase.
Engineering infrastructure. We check the practical ability to provide sufficient electrical capacity, water, internet and wastewater systems. For a modern energy-efficient villa, it is also useful to assess roof orientation for solar panels and space for plant rooms, water tanks, pool equipment and outdoor air-conditioning units.
Quality of the future project. A well-chosen site can preserve natural topography, improve ventilation, reduce solar heat gain, provide convenient access and place technical areas without compromising views or privacy. These decisions affect quality, construction cost and operating expenditure at the same time.
Our selection includes beachfront, panoramic-view and hillside plots, as well as land near main roads and beaches. For suitable options, we prepare a concise summary covering area, title, price, access, infrastructure, restrictions and a preliminary assessment of construction suitability.
