Villa design and engineering coordination

Each project is supported by a team of specialist architects, structural designers, engineers, contractors and suppliers. Design, permitting and regulated specialist work are carried out by professionals holding the required Thai licences.

Before work starts on site, we check coordination between architecture and engineering, equipment locations, maintenance access and installation sequence. In complex areas, three-dimensional coordination of services and equipment may be used to reduce rework during construction.

Quality and schedule control for construction in Koh Samui

The client receives an agreed schedule, a budget breakdown, regular photo and video reports, and information on completed quantities, procurement and upcoming decisions. The format and frequency of remote reporting are agreed before work begins.

Critical stages and concealed works are inspected before they are covered. Design changes, additional costs and schedule effects are discussed in advance, allowing decisions to be based on facts rather than after an invoice or delay appears.


Construction cost. Cost is determined by floor area, structural system, finish level, engineering specification, site topography, access and selected materials. We prepare a phased estimate separating work and supply packages, compare quotations and show which decisions affect both the initial budget and future operating costs.

Budget control. Savings should come from accurate design, competitive procurement, correct sequencing and avoidance of rework—not from reducing reinforcement, waterproofing quality or engineering reliability. Additional work and material substitutions are approved before ordering or installation.

Schedule. A realistic programme is prepared after the design documents are ready and site conditions have been assessed. It includes permits, earthworks, concrete, MEP services, finishes, custom furniture and delivery times for imported items. Long-lead materials and equipment are ordered in advance, and the programme is regularly updated against actual progress.

Quality control. Particular attention is paid to reinforcement and concrete cover, waterproofing, falls and drainage, roofing, sealing of openings, electrical safety, pressure testing of pipework and maintenance access. Inspecting concealed stages before closure is far less costly and more reliable than repairing finished interiors later.

Durability in a tropical climate. For coastal properties, we select corrosion-resistant fixings, coatings and materials, provide stormwater drainage, ventilate technical areas, protect against termites and prevent moisture accumulation. Design accounts for intense sun, seasonal downpours, high humidity and the load of year-round air conditioning.

Modern engineering systems. Depending on the property’s use and budget, we can provide zoned VRV/VRF air conditioning, dedicated filtered fresh air with humidity control, lighting and climate automation, leak detection, water and electricity monitoring, energy-efficient hot water, variable-speed pumps and automated pool equipment.

Prepared for future technology. At design stage, capacity and space can be reserved for solar panels, a hybrid inverter, battery storage, EV charging, additional data lines and remote monitoring of major systems. Providing for these during construction is usually cheaper and neater than modifying a completed home.

Handover. Before completion, systems are checked, a snagging list is prepared, commissioning is carried out and available manuals, drawings and equipment data are collected.
